livin have total control of their developments with SDS ProVal & Sequel

livin was established following a stock transfer from Sedgefield Borough Council on 30 March 2009. They are a charitable industrial provident society and a registered housing provider. A development strategy to build/acquire 350-400 new homes by March 2015 will take their total stock to around 9,000 properties. Their portfolio also includes 2,700 garages and 60 commercial properties as well as areas of land. This makes them one of the largest registered providers of social housing in the Durham area.

Having used a Developers Agent for viability appraisals for many years, the time came to bring this function in house. Executive Director of Property & Development, Wayne Harris says "we were looking for a supplier of industry recognised appraisal software with a system that was easy to use and flexible enough to meet changing development parameters. Our Developers Agents were already using ProVal and although we looked at what other RPs used, it was any easy choice to go with the system".

Once ProVal was being used regularly at livin, testing began on ProVal's sister product, SDS Sequel, for the project management and cashflow monitoring of their developments. Both systems are now used for all developments from site appraisals at feasibility stage through to managing the entire HCA AHP 2011/15 programme including the HCA Empty Homes programme. In addition, Sequel is used for project managing the HCA Mortgage Rescue schemes.

Andrew Kitchen, livin's Development Manager reports "ProVal enables us to carry out all our financial appraisals in house without the need to appoint a consultant and gives us greater freedom by having as many scenarios as we need. We've also been able to see how effects on changing parameters can make us more competitive". He adds "we use Sequel for all project workflow management, giving us greater control over management and storage of essential project information. This has assisted us greatly during recent audits carried out on the team".
