In April 2012, when Guildford Borough Council made the decision to undertake housing development themselves, the need for a robust and reliable viability tool came to light. Viability was being assessed using a combination of outside consultants and in-house spreadsheets, but they were keen to take control and build expertise within their own services.

The council currently owns 5,200 properties and have permission for a 3-year programme of building, which they hope to extend into the future.

Following a demonstration of ProVal XL from SDS and having tried software from other providers, Nick Molyneux, Guildford BC Housing Development Manager, explains that they chose ProVal for its easy interface and features like the sensitivity analysis options. Additionally, their RP partners and some of the other Local Authorities they know already use the system.

ProVal is now being used regularly for all new sites, including the assessment of opportunities to repurchase shared ownership properties.

Nick says of ProVal "During the trial, the support SDS gave was excellent. Now that we're using the system, I particularly like the fact that I can easily check that everything is filled in correctly".
